Five hundred feet of elevation is not a rounding error on the Front Range. Fountain runs warmer than Colorado Springs proper and considerably warmer than Monument or Black Forest, with a longer growing season and fewer hard freeze-thaw cycles. That does not mean base preparation stops mattering — El Paso County's expansive clay does not care about elevation — but it does mean the honest recommendation here is more often the Solid tier than it is up on the Divide.

Fountain Creek runs through the middle of the city and forms a drainage corridor that affects grading and water table across nearby properties. On lots near the creek, where the patio sheds water is as important as what is under it. Getting the fall right — away from the foundation, away from the neighbour, toward somewhere it can actually go — is part of the design conversation, not an afterthought.

Fountain is the most popular off-post community for soldiers at Fort Carson, roughly fifteen minutes from the main gate.
