Falcon & Peytonpatios, approvedbefore the pour.

Falcon and Peyton share one ZIP code, 80831, and the Peyton post office serves Falcon addresses. What changes a patio out here is the lot, not the town name: whether a design review council has to approve it first, how the sandy plains soil drains, and which fire district you sit in.

Meridian Ranch: approval comes before the patio

Meridian Ranch's covenants are enforced by two Design Review Councils, managed by Warren Management Group, and your address decides which one you answer to. Their published guidelines require improvements, including changes to landscaping, to be approved before work begins, and they suggest submitting plans at least 45 days ahead. Woodmen Hills works differently: the metro district says it cannot enforce covenants, but HOAs in some filings, such as Filing 11, Parkside and Courtyards, do. Apex builds that approval step into the schedule instead of finding it after the forms are set.

Sandy ground fails differently

NRCS soil maps for this area are dominated by sandy loams and loamy sands (Columbine gravelly sandy loam, Stapleton sandy loam, Blakeland loamy sand), and they rate them low for shrink-swell. So the classic Front Range clay heave is not the main risk here. The work is compacting loose sand properly and keeping it from washing or blowing out from under the slab edge; the loamy sands sit in one of the more wind-erodible groups NRCS rates. Low drainageways are the exception, where NRCS maps poorly drained soils with water within about a foot of the surface. Every Apex tier puts a compacted base and a #4 rebar grid at 12 inches on center under the slab.

Retaining walls and where the water goes

Meridian Ranch's guidelines cap retaining walls at 3 feet. Bigger grade changes have to be terraced, with at least 3 feet and planting between walls, and walls seen from the street or golf course need stone, masonry or stucco faces, with boulders and dry-set stone recommended. Lots must drain away from the house, hardscape cannot block the approved drainage pattern, and the foundation drain pipe is for the foundation perimeter drain only, with no surface drains or downspouts tied in. We set the patio's fall to work with that plan, not around it.

Common Questions

Do I need HOA or design review approval for a patio in Falcon?

In Meridian Ranch, plan on it. The published guidelines require Design Review Council approval for improvements, including landscaping changes, before work starts, and suggest submitting 45 days ahead; covered patios must match or complement the house. In Woodmen Hills it depends on your filing: the metro district does not enforce covenants, but some filings have HOAs that do. Your filing is in the legal description on the El Paso County Assessor record, and the current rules come from your council or HOA.

Does the wildfire resiliency code apply to a new patio here?

It depends on whether your parcel is in a mapped wildland-urban interface area, and on your fire district. El Paso County's version, Appendix E, applies outside fire district boundaries; inside a district such as Falcon or Peyton Fire Protection District, the district reviews compliance. Where the county code applies, existing landscaping does not have to change, but new work in the first five feet should be hard, noncombustible material, and Appendix E lists concrete and stone or concrete pavers. Your fire district is on the Assessor record under Taxing Entity.

My address says Peyton but I live in a Falcon subdivision. Does that change anything?

Not the build. Falcon and Peyton share ZIP 80831, and the Peyton post office serves Falcon addresses. What matters is your subdivision's covenants and your fire district, both shown on the El Paso County Assessor record: the legal description gives your filing, and the taxing entities give your fire district. Apex checks both at the free on-site estimate, before the written price.
